Let’s consider for a moment the Randburg property trends.  Over the last 5 years and thanks to P24, it’s pretty astounding when we consider the total number of properties sold in the last 5 years.  It’s also very interesting to see the differences between the asking prices and the sold prices.  Insight into the Randburg property trends will be valuable if you are considering the sale of your property.

It’s astounding to note that in the Randburg property trends for the last 5-years.  There have already been a total of 34,045 properties sold over this time.   And with under a ¼ of the year to go for 2021, Randburg property sales units for 2121 is 5,396.  This accounts for a 16% volume over the last 5-years.

The most important thing to get right when you decide to sell is to get an accurate market-related price for your property.  What is interesting to note for 2021 is that the total average asking price for Randburg properties is noted at R1,525,250.  This is still down from the 5-year high in 2018 which is noted at R1,545,000.

Also interesting is that when considering the Randburg property trends are the sold prices.  These are more often than not sold at below the asking price.  The average Randburg property sold price is R1,350,000.  This is a whopping R175,250 below the asking price.  This means there has been an 89% drop between the asking price and the sold prices.  And this gap is widening.

What does this all mean?

Using the Randburg property trends and when you sell your property, 1 of 2 things can happen:

  • Sellers push harder for a higher price.

Make sure your property is listed at the right price. Remember there’s a drop between the asking price and the actual sales price.  Almost a 20% to 30% drop or more in some areas.

But don’t build in fat with your asking price…
